I have a potential opportunity to relocate to Baton Rouge. I would greatly welcome some advice/direction on housing. Looking for a decent area, good schools, not in a flood plain (x zone) with some shopping/major grocery stores within striking distance. Budget is $500K or less, preferably less.


I can find some houses, but what we like seems to be either zoned to tragically awful schools (middle and high are what we're searching for, as the boy is entering 7th grade next year) or in an area that is in the flood plain or flooded in 2016.


Any help is appreciated.

Hey, I'm an agent/broker here in baton rouge. Would be happy to help!

What parts of town have you been looking in? Unfortunately most the public schools in Baton Rouge proper are sub par. But suburbs have good options. Zachary to the north has the top schools in the state and you could get a nice house for less than $500k. It's about a 20 minute drive to downtown with little traffic.

Thanks. We're still at the waiting stage, but Zachary isn't somewhere where we'd looked already. Always good to have lots of options.

Not sure what list you're referring to, but I haven't seen a list that shows Zachary at the 'top'. There are other schools that are as highly rated or higher.

There's better individual schools, but apparently Zachary is the best top to bottom as a district.

Zachary has been the top rated school district in Louisiana for quite some time. So, as a whole, it will provide best overall options.

Granted, you can always do a private school, then your exact location may not matter. Livingston parish and Ascension parish and the city of Central have better public schools too but you'll have a lot more traffic to deal with heading into Baton Rouge.

I wouldn't consider Baton Rouge with that kind of budget. Go somewhere with a higher QOL.

The public schools are full of poor kids so they are rated as bad, but the suburbs will be so much more traffic and further away from shopping and other retail. You could do private school and live in a better neighborhood but that's really expensive.

I would suggest suburban areas like Denham Springs, Walker, or Central. Those areas have good public schools, while if you live in EBR you probably would want to send your kids to private schools. Livingston Parish, Ascension Parish, and the City of Central have well regarded school districts.

Where is Hougary Texberta? This puzzles me considerably. If we knew your real location then perhaps we would have a basis on which to compare school systems.

Of course, it's all moot owing to the China virus pandemic.
