That time of year is here for property tax appeals and my husband and I got our initial response back from our township. Fundamentals, such as what property sale dates are allowed, look to be broken with a couple of properties that got compared to my property.

(Example of Fundamental)
If the Assessment Appeal is for 2012, then house sale comparisons are only allowed for house sales that happened 3 years prior (and not allow any sales that happened in 2012) - aka 2011, 2010, and 2009.

A few properties have broken this rule for the Tax Year 2023 by the Assessor. My initial reaction is to call this out to the courts but I don't know if this is a setup for my case to fail somehow. What are the guidelines for dismissing the Assessor's entire case against my Comparables, because of them breaking a fundamental rule? If their comparables can't be dismissed, then what can a person do about this situation (to improve their chances of winning the property tax appeal case as a homeowner)?
