Well, OP did not ask about the size of the third bedroom. They wanted to know the value...
Actually, I looked it up and I have a 12 x 10 and a 10 x 10 (#2 and #3) and the master is 16 x 14. It's a relatively small house at around 1,825 with 1,000 upstairs. The master closet and bath are large and there is a laundry room.
The 12 x 10 accommodates a queen size bed, two nightstands and a large dresser as well as a full closet. The 10 x 10 has a twin day bed and a large armoire along with a full closet.
If I were to custom build a house I would do at least 13 x 13 plus each bedroom with it's own bath. I'd really need to think about the perfect size. But, for children you can use a twin bed and have a lot more space for dressers and desks or toys, etc.
