I recall that in about 2009 EYA told Hyattsville City Council that it needed to find a way to cut its costs by $30,000 a unit.

You guys are slacking. Why did this get revealed yesterday with little to no fanfare? The development sits at the highest natural point in PG County, and the taller buildings will stay, but receive a makeover.

Didn't know which thread to put in here, because I'm not sure if there is one for Cheverly, or the hospital. Anyway a potential 10 year entire build out. It will also push to have minorities apply for investing or having ownership in some of the buildings there.

It's not the Arts District. Might want to start a new thread for this redevelopment.

Certainly the latter. To cover construction costs required charging top-of-market prices -- far more than older houses nearby, for much less house, and with a somewhat uncertain value proposition. (There were many fewer things to walk to then!)

Also mentioned in the interview is that EYA has two kinds of buyers: move-down empty-nesters and "starter home" young families. The move-down buyers are more profitable, but they're buying inside-the-Beltway expressly because they don't want to be in "senior living." Hyattsville's lower price point and "arts district" branding was geared towards the starter-home market... which cratered after 2009 as mortgage lending standards were over-tightened.

Retail broker site up for the Canvas development across from Yes! Organic. Of note, two end cap retail spaces are very huge. One 7,000sqft and the other over 5,000sqft. Plenty of space for table service upscale restaurants. Let's hope that we can get a local DC chef to venture out into the suburbs. Can we get a Founding Farmers or gosh, I dunno, Clyde's? Ruths Chris? hehe. Just kidding. Even Downtown Silver Spring, with its amazingly high turnover rate, has interesting concepts every now and then.
